Seal Rodent Entry Points in South Lake Tahoe, CA — Every Gap, in Steel, Warrantied for a Year
This is the page for the whole house. The roofline gets its own detailed treatment on our roofline rodent entry page, and individual systems like vents get theirs — but it starts here: trapping without sealing is a subscription. Sealing is how the story ends.
Sealing is the part that actually ends the problem — see how our rodent-proofing and exclusion in South Lake Tahoe works, from the free inspection to the 12-month warranty.

The Entry Point Census: Where Tahoe Homes Leak Rodents
Foundation and crawlspace. Unscreened or rusted crawlspace vents, access-door gaps, and seams where additions meet the foundation.
Utility penetrations. Every pipe, wire, and line that enters your house — water, sewer cleanouts, electrical service, cable, propane — passes through an oversized hole. From the ground they all look sealed; from a mouse's height, most aren't.
Garage connections. The garage door's bottom corners, the pedestrian door's threshold, and the wall between garage and house — the route from garage nest to your walls. Our garage rodent proofing page covers that system in full.
Roofline and attic. Eave gaps, vent screens, plumbing stacks, chimney flashing. At 6,225 feet this is the busiest entry zone of all, because deer mice climb.
The odd ones. Dryer vents with flaps stuck open by lint, pet doors, gaps under sliding door tracks, and the hollow space behind stone veneer.
What a Real Seal Is Made Of
Rodent sealing fails when the material is a suggestion. Ours are structural:
- Galvanized hardware cloth and steel mesh over vents and openings, mechanically fastened
- Copper mesh packing in irregular penetrations — mice won't chew it, and it never rusts
- Sheet metal flashing on seams, eave gaps, and corners
- Door sweeps and brush seals on garage and pedestrian doors
- Sealant as weatherproofing — the barrier is always the metal, never the caulk
And what we don't rely on: expanding foam alone (mice tunnel it in a night), steel wool alone (it rusts to dust in Tahoe moisture), or poison as a substitute for a closed door.
Why Fall in Tahoe Is Sealing Season — and Why Spring Is Second
The demand calendar runs the opposite of most of the country. Here, pressure peaks when the snow arrives: the first October storm over Echo Summit buries the forest floor, and every deer mouse in the Jeffrey pines starts testing houses. A home sealed in early fall greets that pressure locked. Winter is the second act — snow load works rooflines and vents a little wider, so a spring-melt check catches the new gaps before the breeding season. In a vacation home that sits empty between seasons, sealing is the only line of defense on duty while you're not.

Entry Point Sealing FAQs
How many entry points does a typical Tahoe home have?▾
More than owners expect — often a dozen or more once you count vents, penetrations, and seams. That's why flashlight sealing fails: the visible gaps get fixed, the hidden eight do the restocking.
If I seal everything, won't mice trapped inside die in the walls?▾
Done wrong, yes — which is why order matters. When the inspection shows animals currently inside, we trap first or fit one-way exits that let rodents leave and not return, then close the final gaps.
What if new gaps open later?▾
Houses move — snow load, freeze-thaw, and settling open new seams over time. Our exclusion work carries a 12-month warranty: if a rodent gets in through our sealed work within the year, we return and fix it.
Do you seal for squirrels too?▾
The same steel-and-flashing discipline stops squirrels, which use the same rooflines. If your "mouse" problem turns out to be squirrels — it happens often here — the sealing half of the job is identical.
Can I seal just the worst spots and skip the rest?▾
You can, and we'll quote exactly that if it's what you want — with the caveat that partial sealing usually just moves the traffic to the next gap. Mice test the whole perimeter nightly. Full exclusion is what carries the warranty, because it's the version that works.
