What Our Free Inspection Covers
We work through your home outside in, top to bottom, checking:
Attic and Roofline
Droppings, nesting, and chewed insulation inside; gaps at eaves, loose flashing, and openings around vents and chimneys outside. At 6,225 feet, snow load opens seams that were tight last summer.
Crawlspace and Foundation
Droppings, burrows, damaged vent screens, and openings where the foundation meets the framing. Quiet, dark, and undisturbed, the crawlspace is prime nesting habitat for deer mice and house mice.
Garage, Vents, and Penetrations
We check garage door corners, dryer and bathroom vents, and every pipe and wire penetration we can reach — under sinks, behind appliances, and at utility entries, the spots most often missed.
Woodpiles and Stored Vehicles
Woodpiles against siding, stored vehicles, boats, and snow gear give rodents covered shelter right beside an entry point — and a vehicle parked all week can become a nest site under the hood.
Photos, a Written Report, and No Obligation
We photograph what we find — entry points, droppings, nesting, damage — and give you a written report that is yours to keep, with our recommendations in plain language. If you hire us, we quote the work on the spot; if not, the report is still yours. See our guide for how control works here.
What Happens After the Inspection
A Clear, Itemized Quote
Exclusion starts from $199, full service is $349, and ongoing plans run $49–59/mo — quoted for the work your home actually needs, nothing extra bundled in.
Trapping and Exclusion
With your approval, we set snap traps on the travel routes we found — no loose poison indoors — and seal every entry point in your report. Exclusion work is backed by a 12-month exclusion warranty; see our rodent proofing and exclusion page.
Cleanup and Follow-Up
Where droppings and nesting have built up, we may recommend attic cleanup or crawlspace rodent control, then recheck traps and confirm the seals hold.
Why Inspections Matter More at 6,225 Feet
Tahoe rodent season runs in reverse: the push comes in October and November as first snow falls, pressure holds all winter, and activity shuffles again at spring melt. Rodents seek warmth first, and your walls provide it.
Vacation homes and rentals that sit empty midweek can host mice for weeks before anyone notices. Honestly: deer mice are our principal problem and house mice are common; roof rats almost never survive Tahoe winters, and Norway rats are uncommon, mostly near water along the lake shore and the Upper Truckee River. We identify what you actually have. If it is urgent — a live animal inside — see our emergency rodent control page.
Signs You Should Book an Inspection Now
- Droppings in the attic, crawlspace, garage, pantry, or under sinks
- Scratching or scurrying in walls or ceilings at night
- Chewed insulation, wiring, stored food, or nesting material
- A gap, hole, or damaged vent screen you cannot explain
- You are opening a cabin or rental for the season
One sign is enough — a small finding in October can become a winter-long problem by December.
Rodent Inspection FAQs
Is the inspection really free?▾
Yes — the inspection, photos, and written report are free with no obligation. Work is quoted separately: exclusion from $199, full service $349.
How long does an inspection take?▾
It depends on the home's size and how accessible the attic and crawlspace are. We would rather check properly than rush and miss the real entry point.
Do I need to be home?▾
For interior areas, yes — we need access to the attic, crawlspace, garage, and under-sink areas. For rentals, we coordinate access with owners and property managers.
What if you find nothing?▾
Your report says so, with photos showing your vents, seals, and penetrations are sound. That peace of mind costs nothing.
Will you go into my attic and crawlspace?▾
Yes — both are among the most important areas we check. If an area is unsafe or inaccessible, we tell you plainly and note it in the report.
What areas do you serve?▾
South Lake Tahoe, Meyers, Tahoma, Homewood, Tahoe City, Kings Beach, Zephyr Cove, and Incline Village.
