Why Tahoe Crawl Spaces Are Prime Rodent Habitat
Start with the housing stock. A huge share of South Lake Tahoe homes — the postwar cabins in Sierra Tract, the raised homes in flood-aware spots near the Upper Truckee, older places in Al Tahoe and Bijou — sit on pier, post, or stem-wall foundations with a vented crawl space underneath. A vent with a broken or missing screen is a front door.
Then the seasons. When snow buries the ground from November to April, the crawl space is the warmest dry cavity at ground level — heated from above, sheltered from wind, and quiet. Deer mice move in for the winter; house mice work the garage-adjacent spaces year-round. Plumbing and duct runs give them a heated highway system, and the gaps where pipes pass through the subfloor deliver them into wall voids.
Signs Your Crawl Space Is Occupied
- Droppings along the foundation walls, on top of the vapor barrier, and around plumbing penetrations — rice-sized for mice
- Insulation pulled down or tunneled — batts hanging in strips where animals have nested and traveled
- Nesting material — shredded insulation, leaves, and fabric packed into corners and duct boots
- A stale, ammonia-like odor rising through floor vents and registers, worst on warm days
- Chewed materials — gnawed foam pipe insulation, damaged wiring runs, scored PEX lines
- Sounds from below — scratching under the floor rather than in the walls
If the infestation has been running a while, the space usually needs more than trapping — our crawl space cleanup page covers what restoration involves.
What's Actually at Risk Down There
Crawl space colonies chew pipe insulation and can score plumbing lines; they shred the insulation that keeps your floors warm, which shows up as cold floors and higher heating bills. Droppings and urine accumulate on the vapor barrier and in insulation, and the air under your home communicates with the air inside it — odors and contamination don't stay politely below the floor.
How We Clear and Seal a Crawl Space
1. Free inspection — from underneath. We go in and read the whole space: droppings, nesting, entry points, vent condition, duct and plumbing penetrations, and the state of insulation and vapor barrier. You get photos and a written plan.
2. Trapping on the travel routes. Snap traps set along foundation walls and runs — the core of our crawl space rodent control service — clear the animals already living there.
3. Vents and entries sealed properly. Every vent gets heavy steel mesh screening; pipe and conduit penetrations are sealed; foundation gaps are closed with materials mice can't chew through. This exclusion work is backed by our 12-month exclusion warranty.
4. Cleanup where it's needed. Contaminated insulation and droppings are removed safely — wet methods, disinfectant, protective gear, because deer mouse waste can carry hantavirus — and the vapor barrier repaired or replaced where animals damaged it.
5. Monitoring. We check back. Silence under the floor is the goal, and activity between visits means free re-treatment.
Pricing stays simple: inspection free, exclusion from $199, full service $349, and monthly prevention plans at $49–$59/month — a popular option for second homes, since we check the property while you're away. Crawl Space Rodent FAQs
Why do rodents pick the crawl space over the attic?▾
Warmth and access. The crawl space is heated by your ducts and floors, entered at ground level, and connected to every wall in the house. Attics run colder and take more climbing to reach.
My vents have screens. How are they still getting in?▾
Screens fail quietly: rust, a corner bent by snow load or a plow pile, a gap where the frame meets the foundation. Mice need a pencil-width opening, and one failed vent is enough. We check every vent from inside and out.
Is crawl space activity a health risk?▾
The droppings themselves are the concern — deer mouse waste can carry hantavirus, and crawl space air exchanges with house air. We treat cleanup as contaminated work: wet, disinfected, with respirators. Don't send anyone under there to dry-sweep.
Do I need cleanup, or just trapping and sealing?▾
Depends on how long they've been there. A fresh, light incursion may need only trapping and sealing. A winter-long colony usually leaves contaminated insulation and a fouled vapor barrier that should come out. The inspection gives you an honest call either way.
Can you service my crawl space if it's a second home and I'm away?▾
Yes — that's much of our work. We're locally owned, our technicians are licensed, certified, and background-checked, and with a prevention plan we monitor the property on schedule whether you're in town or not.
